For boards between studies

The roof has a date. Does your reserve?

Enter your major components once. ReserveScope computes accrued liability, percent funded, and your annual shortfall — the numbers a board needs between the professional studies it can't afford every year.

The daily grind

Most boards are flying blind between studies.

A professional reserve study runs $2,000-$5,000. Small associations get one every few years, and in between nobody knows whether the plan still holds.

01

"Are we okay?" has no answer

Without accrual math, the reserve balance is just a number in a bank account.

02

Special assessments arrive as surprises

The roof was always going to need replacing. The $8,000 bill still shocks everyone.

03

Underfunding compounds quietly

Contribute below the accrual rate for five years and the gap becomes unfixable without an assessment.

04

Buyers and lenders ask

Percent funded shows up in resale packages and lending decisions — boards should know it before someone else does.

What it does

The standard metric, computed continuously.

Straight-line accrual per component, summed into the fully-funded target — the same method professional studies use for the funding plan.

% funded

Accrued liability vs what you actually hold

Each component accrues its replacement cost across its useful life. Sum the accrual, compare to the balance, and you have percent funded — strong, fair, weak, or critical — with the annual shortfall in dollars.

Soonest first

Components sorted by years remaining, so surprises get a warning.

Useful-life defaults

Typical lifespans pre-loaded for common components. Edit any of them.

Scenario modeling

Change the contribution and watch the funding curve move.

It won't pretend to be a study

Every report states plainly that it is not a reserve study and does not satisfy state requirements for one. Several states — especially post-Surfside — require a professional. We say so.

Board-ready output

One page the treasurer can hand out at the meeting, with the component table and the shortfall in plain dollars.

How it works

Set it up once, watch it every quarter.

STEP 01

List your components

Roof, paving, pool, painting, elevator — cost and age.

STEP 02

Enter the balance

Current reserve balance and annual contribution.

STEP 03

Read the health report

Percent funded, shortfall, and what's coming due.

STEP 04

Model the fix

Try contribution levels until the curve holds.

Pricing

A rounding error against one special assessment.

This does not replace a professional study — it tells you whether you need one sooner than planned.

Questions

Before you ask.

Is this a reserve study?

No — and that's stated on every report. Several states require a study prepared by a qualified professional, and ReserveScope does not satisfy that requirement. It gives you visibility between studies.

Where do the useful-life numbers come from?

Industry rules of thumb, pre-loaded as editable defaults. A real study measures your specific components; these are planning estimates the board can adjust.

What percent funded is 'good'?

Commonly, above 70% is considered strong and below 30% weak — but context matters, which is why the report shows the components and the shortfall, not just a grade.

Can our management company use it across associations?

Yes. The paid tier supports multiple associations, each with its own component set.
